This lovely Guest House in Eastbourne, officially the UK’s sunniest spot, took first place in The Independent’s ‘Top 50 B&Bs’ guide – and we can totally see why! It’s also proof that finding family friendly accommodation needn’t mean compromising on style and comfort.

Guest House East offers self-contained accommodation that can be booked on a self-catering or bed and breakfast basis. It oozes contemporary style but is laid back and comfortable.

Eastbourne was voted Britain’s number one holiday-friendly destination in a recent survey, which rated resorts and cities according to the average weather, hotel availability and cost, attraction availability and cost, restaurant availability and beach cleanliness. Set just 50 metres from the sea, Guest House East has all the ingredients for a fantastic, family beach holiday.

The resort is close to the South Downs National Park and Beachy Head, and offers great walking and cycling opportunities. Take in a West End show or concert at the bandstand, enjoy a stroll along the pier or take the kids to Fort Fun; there’s something for everyone at Eastbourne. If you fancy a day trip further afield, Brighton is just 25 miles away and Hastings only 17 miles.

Guest House East is an elegant, Grade II-listed Regency villa with six stylish holiday suites, each of which has a double, twin or triple bedroom, en suite bathroom and kitchen. There’s also a large family bedroom that sleeps up to five. Even larger family groups, or parties with older children who need their own rooms, can take over a whole floor by booking two suites.

The property is decorated and furnished to a high standard throughout in a timeless style that complements the building’s beautiful period features and proportions. Well chosen wall coverings, soft furnishings and artwork add bold flashes of colour to the otherwise neutral palette.

All seven rooms have flat-screen televisions and DVD players, free wireless internet access, a hairdryer, an iron, fluffy towels and quality toiletries. There are also complimentary teas (including herbal) and coffees, biscuits, chocolates and sweets.

Great care has been taken to ensure that the kitchens are well equipped; a good range of utensils and cleaning equipment is provided.

A wide range of baby equipment, including, travel cots, high chairs, booster seats, bottle sterilisers, baby baths, bouncy chairs, bumbo chairs, plastic crockery/cutlery and books and toys, is available.

Room rates range from £75 to £99 per night.

If you like the freedom of self-catering but fancy having your breakfast prepared for you, just let Carl and Sarah (who own and run Guest House East) know the day before. A full cooked breakfast is available for £9 for adults or £5 for children under 12 years. Alternatively, you can go for a lighter breakfast option for £5 for adults and £3.50 for the under 12s. This allows you to choose from the breakfast buffet set up in the dining room, which features Carl’s legendary porridge.
