Set in 11 acres of countryside, Longbourn 1895 is a beautiful, late Victorian house offering luxurious bed and breakfast accommodation.
Longbourn is located just outside the village of Broad Oak in an Area of Outstanding Natural Beauty (AONB), making it a wonderfully restful and romantic rural retreat.
The B&B is a family-run business and its owners, Roland and Jane Horton, also have a smallholding specialising in rare breed livestock so you’ll see their rare breed pigs and sheep, hens, geese and ducks. If you wish, you can help to feed the animals – it’s an experience that will delight younger visitors in particular.
Jane and Roland’s warm hospitality, coupled with the classic and elegant look that they’ve created inside the house, means that you can expect an authentic English country house experience.
Locally, you enjoy everything from farmers’ markets and festivals to sailing, fishing, horse riding, walking and more. Major attractions include Brightling Park International Horse Trials, which takes place in July; Glyndebourne Opera Festival; The South Downs; Ashdown Forest (home of Winnie the Pooh); East Sussex National Golf Club; and the Bluebell Railway.
As the name suggests, the house was built around 1895. The guest bedrooms are located on the first floor and accessed by stairs.
Guests are welcome to relax in the beautifully appointed Drawing Room, which has satellite television, comfortable chairs and sofas, and an open fire for cooler evenings.
The property is decorated and furnished to an extremely high standard, with beautiful antiques, and exquisite soft furnishings and wallpapers by Sanderson and Zoffany. It has a timeless, romantic feel perfectly suited to its period features.
Tea can be taken on the veranda on warm summer afternoons.
There are three individually-styled guest bedrooms. Jane and Roland’s attention to detail is in evidence everywhere you look, from the high quality bed linen to the BLEND Collective natural bodycare products provided for guests to use. There are thick white fluffy bathrobes, towels and slippers; widescreen televisions; and free, wireless internet access. The generous hospitality trays are stocked with mineral water, homemade biscuits and confectionary, a selection of teas by Teapigs, hot chocolate and coffee.

Mayfield, which has great views across the valley towards the historic village of Mayfield. It features a cherry wood, super-king sized sleigh bed; a sofa and an original fireplace. There’s a shower, as well as a bath with a shower attachment in the en suite. This room has direct access to the veranda.
Burwash, a gorgeous double bedroom with an original fireplace and views over the garden and pond. It has its own private bathroom with a bath with a shower attachment.
Broad Oak, a huge double aspect room with views towards the village of Broad Oak on one side and across the valley towards the historic village of Mayfield on the other. It has a stunning en suite bathroom, with a freestanding bath with shower attachment and a separate double shower. It has direct access to the veranda.
Prices range from £85 to £175 for a double room.
You be hard pushed to find a breakfast made with more locally-sourced ingredients – most come from the smallholding! Jane and Roland pride themselves on the quality of their fresh, free range eggs and the homemade sausages and bacon from their rare breed pigs.
