Rooks Hill is a charming, Grade II-listed country house in the village of Lavant, just two miles outside the historic city of Chichester. It offers five star-rated bed and breakfast accommodation in a location that combines the best of both city and country.
The house is situated at the foot of the South Downs, within the National Park, and boasts fabulous views over the surrounding Goodwood countryside. The many attractions to be found in Chichester and wide variety of events held at Goodwood Racecourse are within easy reach, as is the beautiful Sussex coast, which is only a 15-minute car journey away. There are many scenic walks to be enjoyed in the surrounding countryside and some great places to eat within walking distance, including the Earl of March pub over the road, which is owned by the former head chef of London’s Ritz Hotel.
Rooks Hill has been painstakingly and thoughtfully renovated, enhancing its period character and creating stylish, contemporary accommodation. There are three light and airy, individually-designed, luxury en suite bedrooms, as well as two luxurious self-catering apartments. Free, wireless internet access is provided.
The house has a lovely, sunny, oak-beamed breakfast room and lounge. During the winter months, guests can relax by the roaring wood burning stove. There’s a pretty, wisteria-clad courtyard to enjoy when the weather is warmer.

The rooms are decorated in a fresh, modern style and largely neutral palette, with plush soft furnishings and striking pieces of art in jewel-toned shades adding a bold dash of colour. The smart en suite bathrooms feature powerful showers; fluffy white towels and White Company toiletries. The beds are dressed in pocket sprung mattresses; soft goose feather and down duvets; and crisp, white cotton bed linen. There’s a flat screen television, and a hospitality tray featuring fine teas, coffee, drinking chocolate and bottled mineral water. The largest of the rooms is a mini suite and has a super king-size bed, as well as its own lounge area with a sofa, coffee table and mini-fridge.
Prices for the double rooms range from £99 to £175 per night, or from £75 to £110 for single occupancy.
The one-bedroom self-catering apartments are decorated and furnished to the same high standard, and are available for between £250 and £500 per week, depending on the time of year.
Guests can feast on a freshly prepared full English breakfast, as well as fresh fruit; muesli; cereals; yoghurts; organic, free range eggs with oak smoked salmon; home-baked bread and preserves made with fruit from the garden. All of the ingredients are organic and locally-sourced, wherever possible. The quality of the breakfast offering has earned Lin and Ron Allen, who own Rooks Hill, an Egg Cup Breakfast Award.
